Interior painting in Barrhaven

Barrhaven is one of Ottawa's newest suburbs, and a lot of its homes are reaching their first repaint. The builder's white has done its job, and the open main floor now shows every scuff. This guide is about that first repaint: what newer walls need, colour in open layouts, how our pricing works in Barrhaven and Riverside South, and when to book.

Barrhaven's housing at a glance

Close to half the homes in the two Barrhaven wards (about 48%) were built from 2006 to 2021, and about 14% from 2016 to 2021 alone, according to the 2021 census. Only about 1% predate 1960. Houses dominate: about 51% single-detached, about 36% row houses and about 7% semi-detached, with apartments in buildings of five or more storeys at roughly 1%. About 82% of homes are owner-occupied and about 12% are condominium-owned.

• In the Barrhaven West ward area (Half Moon Bay, Stonebridge, Jockvale, Strandherd), about 40% of homes were built from 2011 to 2021. Half Moon Bay, south of the Jock River beside Stonebridge, nearly doubled in population between the 2016 and 2021 censuses, to about 15,200.
• In the Barrhaven East ward area (Longfields, Davidson Heights, Chapman Mills, Knollsbrook), more homes date from the 1980s to the 2000s.

New homes keep arriving. Ottawa's south end took 36% of the city's new-home sales in August 2026, and townhomes were 46% of all new-home sales across Ottawa.

The first repaint: what newer walls need

In a house that's ten or fifteen years old, look for:

• Nail pops and hairline cracks at ceiling lines, inside corners and over door frames. Filling ordinary nail holes and minor dents comes with every room.
• Flat builder paint that won't scrub clean. Washing the walls and light scuff-sanding are included, then two coats go on.
• Damage beyond minor filling. If walls need more filling and sanding than nail holes, a flat minor-prep charge shows up before you submit. Holes bigger than a loonie and water damage fall outside the standard service, and we'll say so up front.

Older Barrhaven East homes may have had a repaint or two already. If a previous owner went bold, mention it. A big colour change adds a colour-change charge, shown as its own line on your quote if it applies.

Riverside South

Riverside South follows the same pattern as Barrhaven West. In the 2021 census, about 54% of homes in the Riverside South-Findlay Creek ward area were built from 2011 to 2021, so the first-repaint advice above applies. Postal codes here aren't uniform, especially toward Manotick, so your postal code is checked before you pay. Anything that applies to your address shows as its own line before checkout.

Colour in open layouts

• One big room downstairs. Many newer townhomes run kitchen, dining and living together. Pick one main colour that works in daylight and at night, and use an accent wall for contrast. Test it on more than one wall before you approve it.
• Stairways and upper halls. These take the most knocks in a two-storey home. Open stairwells taller than one storey aren't part of the standard service, so send a clear photo of yours.
• Kids' and teen rooms. Often the first to go. An accent wall is a flat add-on.
• Ceilings. Builder ceilings often hold up. If yours has marks, there's a stain treatment add-on (deep clean plus stain-blocking primer).
