The scope is the scope.
Fixed prices only work when both sides know exactly what they cover. Here is the whole agreement in plain language — the same text that appears on your written work order.
Included in every room price
- Wall washing and light scuff-sanding
- Filling nail holes and minor dents (up to about a dozen per room, loonie-sized or smaller)
- Floor, furniture, and fixture protection (plastic and drop cloths)
- Two coats of quality interior paint — paint is included in the price
- One colour per room (add an accent wall if you want a second)
- Careful cutting-in at ceilings, corners, and trim
- Full cleanup and a labelled touch-up container where practical
- A photo checklist of the finished work before we ask for approval
Not included — we'll say so before you pay
- Drywall repair beyond minor filling (holes bigger than a loonie, water damage)
- Wallpaper removal and popcorn-ceiling work
- Mould or moisture-damaged surfaces
- Kitchen cabinets and built-in spraying
- Exterior painting, decks, and fences
- Open stairwells taller than one storey and ceilings 11 ft and up (a painter prices those; 9 ft and 10 ft are priced as taller walls)
- Commercial premises
Need something on this list? Tell us about the project — if we can't do it, we'll say so plainly rather than surprise you on site.
Standard conditions
- Working electricity and heat in the home
- Pets secured away from the work area
- Parking within about 50 metres, or disclosed before checkout
- Access between 8:00 and 18:00 on the scheduled day
- Occupied homes: you clear small and fragile items; the crew shifts large furniture to the room centre and covers it
- Colour choices confirmed before your crew is scheduled
Changes and extras
No extra work happens without your written approval and a price shown first. If the crew finds something the photos couldn't show, we pause, message you the options and cost, and you decide. If we damage something, we document it, tell you the same day, and make it right.
