Interior painting in Kanata

Kanata is townhomes and family houses, mostly built from the 1980s to the 2010s. So a repaint here is rarely about old-house repair. It's about scuffed stairways, the nail holes from every picture you've moved, and builder white you're ready to retire. Below: what your Kanata home's age means for prep, which rooms to start with, how colour and pricing work, and when to book.

What Kanata homes are like

The 2021 census counted about 47% single-detached homes in the two Kanata wards, about 38% row houses and about 6% semi-detached. Only about 9% were apartments. Roughly 80% are lived in by their owners, compared with 64% across the city, and about 12% are condominium-owned.

By decade, about 21% went up from 1991 to 2000 and about 36% from 2001 to 2015. Only about 1% predate 1960, against 16% for Ottawa as a whole. Building continues: about 8% of Kanata homes date from 2016 to 2021, and Ottawa's west end made up 40% of the city's new-home sales in August 2026.

North and south of the 417 are quite different:

  • In the Kanata North ward area (Beaverbrook, Kanata Lakes, Morgan's Grant, Marchwood, South March, Town Centre), about 59% of homes were built from 2001 to 2021. This is also where modern Kanata began: Beaverbrook grew from developer William Teron's 1960s "Garden City" plan.
  • In the Kanata South ward area (Bridlewood, Glen Cairn, Katimavik-Hazeldean, Trailwest), the stock is older. About 22% of homes were built from 1961 to 1980 and about 25% in the 1980s.

Prep, by the age of your Kanata home

2000s and 2010s townhomes and singles (much of the Kanata North ward area). If you bought new, the walls probably still carry the builder's coat, which tends to mark easily in halls and kids' rooms. Typical fixes in newer houses are nail pops, hairline gaps where drywall meets the ceiling, and small dents behind doors. Washing, light scuff-sanding and filling ordinary nail holes are in every room price.

1980s homes (common south of the 417). These rooms have usually been through a few repaints, sometimes in a sheen that's glossier than today's choices. Scuff-sanding gives the new coat something to grip. Baseboards and door casings are often what makes these rooms look dated, so it's worth pricing the trim and doors line alongside the walls.

1960s and 1970s houses (about 22% of the Kanata South ward area). Health Canada's guidance is that homes built between 1960 and 1990 may have lead paint outside and smaller amounts inside, and that lead paint shouldn't be sanded or heat-gunned. Have a read of Health Canada's page on lead-based paint and include your build year in your description.

If any room needs more than ordinary filling, a flat minor-prep charge shows up on your price before you send anything.

Where Kanata homeowners usually start

The rooms that wear fastest are the ones everyone walks through: the front hall, the stairway, the open main floor and the kids' bedrooms.

  • Open main floors. Kitchen, dining and living often share walls with no break, so the colour has to work in morning sun and lamplight alike. Approve it from a physical sample or test patch and look at it at several times of day.
  • Bedrooms. A plain "bedroom" is priced as medium ($1,035). A darker feature wall behind the bed is a flat accent-wall add-on.
  • Basement rec rooms. Low windows mean less daylight, so warmer, lighter tones help.

About colour choice. Walls-only prices include four stock whites. Adding the ceiling opens our full curated palette, and the $85-per-room premium paint upgrade opens any colour, including a custom match. If you haven't settled on a shade, say "decide later" in your quote.

How pricing works in Kanata

Every Kanata postal area (K2K, K2L, K2M, K2T, K2V and K2W, including South March) is on our standard-price list, so you pay no travel charge.

Walls, two coats, one colour, paint included, before HST:

Room size Lived-in Empty home
Small (office, laundry room, or a bedroom you choose as small) $795 $715
Medium (bedroom, dining room, kitchen) $1,035 $930
Large (living room, open main area) $1,270 $1,145

Doing several rooms in one order? Each room after the first is $130 less. Ceiling, trim and doors, closet, accent wall and stain treatment are each their own line. The full price list has every number, and what's included lists the prep, protection and cleanup.

Three rooms in one order: three small lived-in rooms start at $2,125 before HST (the first at $795, then two at $665), and larger rooms follow the same first-room, next-room pattern.

Referred by a friend? Book through their referral link and you get $100 off your first job of $500 or more before HST. Your friend gets $125 as a credit or by e-transfer, paid 7 days after your job is completed and paid in full. It's one offer per job, so it can't be combined with FIRST10 or another code.

Once we've checked your photos, your price is locked. If the photos missed something, you see the new price before you book and can walk away at no cost. After you book, it never goes up unless you ask for more work or the crew finds hidden damage, and then you can say no and keep the original scope at the original price.

Questions from Kanata homeowners

Is there a travel charge for Kanata?

No. K2K, K2L, K2M, K2T, K2V and K2W are all on our standard-price list, and core Ottawa pays nothing for travel. The quote confirms your exact postal code before any payment.

How much does it cost to paint a bedroom in Kanata?

A plain bedroom is priced as medium: $1,035 before HST for two coats on the walls in one colour, paint included. If you'd call it a small bedroom, it's $795. Ceiling, trim and doors are optional lines you can add.

My townhome is still builder white. Can I go darker?

Yes. Beyond the four stock whites that come with a walls-only price, the full curated palette opens once you add the ceiling, and premium paint ($85 a room) opens any shade, custom matches included. You sign off from a physical sample or test patch.

What happens after I see the online price?

You send three guided phone photos. Nothing is charged when you submit. Our how it works page walks through each step from photos to the written contract.

My Kanata South house is from the 1970s. Should I worry about old paint?

Health Canada notes that indoor paint in houses from 1960 to 1990 may hold smaller amounts of lead and advises against sanding or heat-gunning it. Tell us the year your house was built when you describe the job.
