Interior painting in Orléans
Orléans came of age in the 1980s and is still growing at its southern edge. That gives the east end two very different jobs: established houses that have been repainted before, and brand-new townhomes still in builder white. This guide covers both, plus colour ideas for Orléans layouts, pricing, and when to book.
Orléans housing by the numbers
Orléans was founded in the 1830s, mostly by French-Canadian families around the parish of St. Joseph d'Orléans. It was split between the cities of Cumberland and Gloucester until amalgamation in 2001.
Census figures for the three Orléans wards (2021):
- The 1980s were the biggest building decade, at about 28% of homes. Another 18% or so date from 1961 to 1980; only about 2% are older than 1960.
- Houses lead: roughly 57% are detached singles, 30% are townhomes in rows and 4% are semis. Apartments in buildings of five or more storeys are about 2%.
- Owners live in about 85% of homes, and condos make up about 15%.
The wards age differently:
- In the Orléans West-Innes ward area (Convent Glen, Orléans Village, Hiawatha Park), about 34% of homes were built from 1961 to 1980, the oldest part of Orléans.
- In the Orléans South-Navan ward area (Avalon, Notting Gate, Trailsedge, Chapel Hill South), about 22% of homes were built from 2016 to 2021, the growth edge.
In the three Orléans wards, about 53% of residents could speak both English and French in 2021, against 36% city-wide. Service by email in English or French.
Prep for an established Orléans house
About 46% of Orléans homes were built from 1961 to 1990. A 1970s West-Innes house or a 1980s two-storey has usually seen several colours over the years, and older coats can be glossier than what you'd choose today. Two things help most:
- Scuff-sanding before the new coat. It's included with every room, along with washing the walls, so new paint bonds instead of peeling at the edges.
- Trim and doors. In houses this age, worn baseboards and yellowed casings often date a room more than the walls do. Price the trim and doors line with the walls and compare.
Because so much of Orléans falls in the 1960–1990 window, read Health Canada's lead-based paint guidance. It says those homes may have lead paint outside and smaller amounts inside, and that lead paint shouldn't be sanded or heat-gunned.
Prep for a new South-Navan townhome
New construction brings a different list: drywall that's still settling, nail pops near the ceiling, and a builder finish that shows fingerprints. Ordinary nail holes and minor dents are filled as standard. More than that triggers a flat minor-prep charge, shown before you send. Loonie-plus holes and water damage are outside the standard service, and you'll hear that before you pay.
Colour ideas for Orléans homes
- Separate living and dining rooms. If your layout has defined rooms rather than one open space, two colours are easy: warmer for dining, lighter for living.
- Covering earlier colours. A big colour change adds a colour-change charge, shown as its own line on your quote if it applies. The premium paint upgrade removes it.
- The basement. If it hasn't been touched in years, it's often where a repaint changes the most. Lighter colours make up for low windows. Include a ceiling photo, since stains have their own treatment add-on.
- New open plans. One main colour through the kitchen, dining and living area, with an accent wall for contrast.
Walls-only prices include four stock whites. Adding the ceiling opens our full curated palette, and the $85-per-room premium paint upgrade opens any colour, including a custom match. Approve the final colour from a physical sample or test patch. For more, see living room painting and trim and doors.

About price changes: your price is locked as soon as we've checked your photos. Should the photos have missed something, the new price comes to you before booking, and walking away costs nothing. After booking, the figure moves only if you request extra work or hidden damage turns up on site, and you can turn that down and keep the original scope at the original price. See how it works for the full sequence.

Questions from Orléans homeowners
Is there a travel charge for Orléans?
No. K1C, K1E, K1W and K4A are standard-price areas. Your postal code is checked in the quote before payment.
Can I deal with you in French?
Service by email in English or French.
Our Convent Glen home dates from the 1970s. Does old paint matter?
It's worth knowing. Health Canada flags houses from 1960 to 1990: their outside paint may contain lead and the inside may have smaller amounts, and it says not to sand or heat-gun lead paint. Put your build year in your description.
What does a living room cost in Orléans?
Living rooms are priced as large. Lived-in, that's $1,270 before HST for the walls, two coats, one colour, paint included. Adding the ceiling, trim or doors puts each on its own line.
The previous owner painted everything dark. Will that cost more?
A big colour change adds a colour-change charge, shown as its own line on your quote if it applies. The $85 premium paint upgrade removes it.
Does someone come to measure?
No home visit. Three phone photos let a person confirm room size and condition before anything is booked, and you pay nothing at submission.
