Condo and apartment painting in Centretown and downtown
Somerset is Ottawa's smallest and densest ward. About 61% of homes are in buildings of five or more storeys and another 25% in low-rise apartments. Only about 4% are single-detached houses. About a quarter of homes are owner-occupied and about 26% are condos, so many units here are rentals, and landlords are a big part of the painting done here.
Before you book: building rules
Every building sets its own rules, and we don't guess at them. Ask your property manager:
- Does the elevator need to be booked, and for which hours?
- What hours can trades work?
- Does the corporation need paperwork from a contractor before work starts?
- Where can a work vehicle park? (Our standard conditions ask for parking within about 50 metres, or for it to be disclosed before checkout.)
Put the answers in your quote description and we'll schedule around them.
How condo rooms are priced
Small rooms: an office or den, or a bedroom you choose as small. Medium: a bedroom or kitchen. Large: an open living-dining area. Walls-only prices include four stock whites. Adding the ceiling opens our full curated palette, and the $85-per-room premium paint upgrade opens any colour, including a custom match.
Lived-in or empty?
| Room size | Lived-in | Empty unit |
|---|---|---|
| Small | $795 | $715 |
| Medium | $1,035 | $930 |
| Large | $1,270 | $1,145 |
Walls, two coats, one colour, paint included, before HST. Lived-in rooms after the first: $665 / $905 / $1,140. Downtown postal areas K1P, K1R and K2P have no travel charge.
About 30% of homes in the Somerset ward area were built before 1960. Homes built before 1960 get a lead paint check before any sanding.
For landlords
With renters in most units, turnover painting is the common job. See the rental turnover guide and vacant home painting.
Three rooms in one order: three small lived-in rooms start at $2,125 before HST (the first at $795, then two at $665), and larger rooms follow the same first-room, next-room pattern.
Referred by a friend? Book through their referral link and you get $100 off your first job of $500 or more before HST. Your friend gets $125 as a credit or by e-transfer, paid 7 days after your job is completed and paid in full. It's one offer per job, so it can't be combined with FIRST10 or another code.
Once we've checked your photos, your price is locked. After you book, it never goes up unless you ask for more work or the crew finds hidden damage, and then you can say no and keep the original scope at the original price.

Questions from Centretown homeowners
Do you handle elevator bookings?
Each building sets its own rules for elevators, work hours and contractor paperwork. Ask your property manager first, then tell us in the quote so the date works.
Is there a travel charge downtown?
No. K1P, K1R and K2P are on our standard-price list.
What does a studio cost?
It depends on room sizes. A single open living area is usually a large room: $1,270 lived-in or $1,145 empty, walls two coats one colour, before HST.
Is parking a problem?
Our standard conditions ask for parking within about 50 metres, or for it to be disclosed before checkout.
Can you paint between tenants?
Yes. Empty units use the lower empty-home prices.
