Interior painting in Westboro and Hintonburg
Kitchissippi is two neighbourhoods in one: houses that are often older than anything in the suburbs, standing next to new condo towers. About 42% of homes in the Kitchissippi ward area were built before 1960, against 16% city-wide. At the same time about 18% went up from 2011 to 2021. A repaint here means very different things depending on which of those you live in, so this guide takes them one at a time.
The housing, by the numbers
From the 2021 census and CMHC's neighbourhood data:
- Kitchissippi ward area: about 42% of homes built before 1960; about 18% built 2011–2021; about 18% condos; about 31% in buildings of five or more storeys.
- Westboro South: about 41% single-detached and 45% high-rise apartments, which is older houses beside new towers.
- Hintonburg (CMHC's Chinatown/Hintonburg zone): about 33% low-rise apartments, 31% high-rise, 9% duplex units and only about 11% single-detached.
- Owners and renters: about 51% of homes are owner-occupied, so nearly half are rented.
Older houses: go slow on the trim
With four in ten homes built before 1960, lead paint is the first question. Health Canada says a home built before 1960 probably contains lead-based paint and that it shouldn't be sanded or heat-gunned. Homes built before 1960 get a lead paint check before any sanding. Read Health Canada's page before any DIY scraping.
Older trim and doors carry the most layers, and they're what make an older room look tired. Trim and doors is its own line ($240 small, $300 medium, $360 large). Ordinary filling is included; holes bigger than a loonie, water damage and wallpaper removal aren't part of our standard service, and we'll say so before you pay.
Condos: small rooms, one-colour clarity
In a new tower, the job is usually builder-white walls and a few dents. A one-bedroom often comes down to a bedroom (medium, $1,035) and a living area (large, $1,270). Walls-only prices include four stock whites. Adding the ceiling opens our full curated palette, and the $85-per-room premium paint upgrade opens any colour, including a custom match. Building rules on elevator bookings and contractor paperwork come from your property manager; check them first. More in condo painting.
Duplexes and walk-ups: painting between tenants
With about half of homes rented, a lot of Kitchissippi painting happens in empty units between tenants. Empty-home prices are lower because there's no furniture to move and protect. See the rental turnover guide.
