Cost to paint a house interior in Ottawa
Painting a house interior in Ottawa costs $795 for a small room, $1,035 for a medium room (a typical bedroom) and $1,270 for a large room: walls, two coats, one colour, paint included, for a lived-in room. These prices are before 13% HST. HST is not included; it is added on top. Three medium bedrooms, walls only, come to $2,845 before HST, or $3,214.85 with HST.
There's no "per square foot" number on our price list. A house is priced the way it's painted: room by room. That way you can paint the main floor now and the bedrooms in spring, and the numbers still make sense.
Ottawa interior painting price per room
| Room size | What it usually is | First room, lived-in | Each extra room, lived-in | Empty home |
|---|---|---|---|---|
| Small | Up to 120 sq ft of floor, like 10x10 or 10x12: an office, laundry room or small bedroom | $795 | $665 | $715 |
| Medium | 121 to 200 sq ft, like 12x12 to 12x16: a typical bedroom, dining room or kitchen | $1,035 | $905 | $930 |
| Large | 201 to 350 sq ft, like 14x16 or 16x20: a primary bedroom or living room | $1,270 | $1,140 | $1,145 |
Every price is per room, in Canadian dollars, before 13% HST (HST is not included). Each price covers the walls, two coats, one colour, paint included. The first-room and extra-room columns are for lived-in rooms; the last column is for an empty home. Your order summary shows the HST and the total before you pay anything.
Example: what three bedrooms cost in Ottawa
This example prices three medium bedrooms, walls only: lived-in, two coats, one colour, standard paint, ordinary 8 ft ceilings, no ceiling painting, trim, closets or repairs, and no travel charge (most City of Ottawa addresses have none). It is not a whole-house price. Living areas, hallways and any add-ons are extra, and a primary bedroom over 200 sq ft is a large room.
| Three bedrooms, walls only | Price |
|---|---|
| Bedroom 1 (first room, medium) | $1,035 |
| Bedroom 2 (medium) | $905 |
| Bedroom 3 (medium) | $905 |
| 3-bedroom total before HST | $2,845 |
| HST (13%) | $369.85 |
| 3-bedroom total with HST | $3,214.85 |
How a multi-room price is built
- The first room at full price. Lived-in: small $795, medium $1,035, large $1,270.
- Every room after that, lower. Lived-in: small $665, medium $905, large $1,140. The setup and supply run are only paid once.
- Add-ons per room, only where you want them: ceiling, trim and doors, closet, accent wall, premium paint.
- Extras only if they apply: minor prep, a big colour change, and taller walls (9 ft ceilings +10%, 10 ft ceilings +20% of that room's walls price). Ceilings 11 ft and up, or vaulted, are priced by a painter.
Example: a typical main floor
Say you list a large open living-dining area, a medium kitchen and a small front office, all lived-in. The largest room isn't automatically first; the quote prices exactly what you describe and shows every line. You'll see each room's price and each add-on before you send anything.
Where to spend and where to save
- Spend on ceilings in rooms you're changing colour. Adding the ceiling opens the full curated palette.
- Spend on trim in older homes. Yellowed baseboards and casings date a room more than the walls do.
- Save on rooms nobody sees. Walls-only in four stock whites is the lowest price per room.
- Premium paint versus a colour change. The $85 upgrade removes the big-colour-change charge ($95 / $125 / $155), so in most rooms it costs less than the charge it replaces.
Empty house?
If you're between homes, the empty-home column is lower: $715 / $930 / $1,145. See vacant home painting.
Three rooms in one order: three small lived-in rooms start at $2,125 before HST (the first at $795, then two at $665), and larger rooms follow the same first-room, next-room pattern.
Referred by a friend? Book through their referral link and you get $100 off your first job of $500 or more before HST. Your friend gets $125 as a credit or by e-transfer, paid 7 days after your job is completed and paid in full. It's one offer per job, so it can't be combined with FIRST10 or another code.
Once we've checked your photos, your price is locked. After you book, it never goes up unless you ask for more work or the crew finds hidden damage, and then you can say no and keep the original scope at the original price.
Build your whole-home price
Type the rooms the way you'd say them: "living room, kitchen, three bedrooms and the upstairs hall".

Questions from Ottawa homeowners
Do you give a whole-house price?
Yes, built from the rooms you list. Every line is published, so the total is just the rooms plus any add-ons you choose.
Is there a multi-room discount?
Every room after the first is priced lower because setup is paid once: small $665, medium $905, large $1,140 when lived-in. It applies automatically.
How do I count hallways and stairs?
List each hallway or landing as a room in your description. Open stairwells taller than one storey aren't part of our standard service.
Do you paint the outside too?
No. We paint interior rooms only.
